Margaritaville Hotel Kansas City, the new island-inspired, resort-style hotel in the heart of the Midwest, officially opens today, June 17, welcoming overnight guests starting immediately. Located at 1491 N. 98th Terrace in Kansas City, Kansas, the hotel features 228 guest rooms, including 11 suites, plus vibrant dining destinations, indoor and outdoor pools, and over 14,000 square feet of event space ideal for weddings, meetings, and special occasions.Â
Developed by Sunflower Development Group in collaboration with Homefield KC and Margaritaville, this six-story property brings a fresh hospitality experience to Village West, just across I-435 from the Kansas Speedway. âThis isnât just a hotel – itâs a destination,â said Greg Maday, co-owner of Homefield KC. âWe wanted to create something that brings a true resort-style experience to Kansas City, and Margaritavilleâs energy, design, and approach to fun are a perfect fit for this area.â
From full-service dining to poolside drinks and quick bites, the hotel offers a variety of food and beverage outlets designed for every type of guest:
- LandShark Bar & Grill â The two-story restaurant, inspired by coastal beach bars, offers American classics like fish tacos, burgers, salads, and tropical cocktails. With indoor/outdoor seating for up to 300, it also features live music programming throughout the week.
- 5 oâClock Somewhere Bar & Grill â Located on the pool deck, this bar serves up frozen concoctions, beer, and shareable plates in a laid-back, open-air setting. Open to hotel guests as well as those with a pool pass or cabana rental.Â
- Joe Merchantâs Coffee & Provisions â A grab-and-go market featuring coffee, sandwiches, gelato, and essentials.
- LandShark Lobby Bar â A casual bar just off the lobby perfect for a margarita or evening wind-down.
Margaritaville Hotel Kansas City assembled a seasoned hospitality team to open the new property. Zac Alft, general manager, brings more than 15 years of experience in hospitality operations. Previously at The Fontaine Hotel in Kansas City, Alft is known for transforming performance while building strong team cultures. At Margaritaville Hotel Kansas City, he is focused on delivering exceptional service and a guest-first approach.
Reese Strong, executive chef, leads the culinary team with passion and purpose. A former elite athlete whose path was reshaped by a medical diagnosis, Strong turned to the kitchen early in life and never looked back. With leadership roles at well-known Kansas City restaurants including Riccoâs Italian Bistro, Jack Stack Barbecue, and North Italia, Chef Strong brings a warm, high-energy style to the hotelâs food philosophy – focused on flavor, hospitality, and memorable moments.
âOur goal is to create an atmosphere where guests can relax, reconnect, and enjoy great food without having to leave the property,â said Alft. âEverything – from the music to the menu – is designed to reflect that easygoing, come-as-you-are spirit.â
The hotelâs outdoor amenities are centered around a large zero-entry pool, complete with in-water seating, a waterslide, fire pits, hammocks, lawn games, and private cabanas equipped with ceiling fans, TVs, and mini refrigerators. Day passes are also available for non-hotel guests, offering access to both the indoor and outdoor pools – priced at $60 for adults and $20 for children ages 4â12. Private cabanas are also available to rent, providing a luxurious poolside experience for up to six guests. Each cabana includes plush seating, a fan, private cooler, welcome gift, and dedicated service. Cabana guests can also enjoy a complimentary pitcher of margaritas or mocktails, as well as full access to the indoor pool, the NinjaCross obstacle course, and the Fin City Family Entertainment Center. Cabanas also come with a 20% discount at the hotelâs retail shop. Pool passes and cabana rentals can be purchased in-person at the ticket hut, and will also be available to purchase online soon.
The indoor pool, which is open year-round, includes a basketball hoop, climbing wall, and a retractable NinjaCross obstacle course that offers fun for all ages. Additional hotel features include the Fins Up! Fitness Center and the Fin City Family Entertainment Center, which offers arcade games and family-friendly fun. Guests will also find the Live Life Like A Song Margaritaville Store, a 2,000-square-foot retail experience offering Margaritaville-branded merchandise and beach-ready essentials.
The hotelâs 228 guest rooms feature bright tropical dĂ©cor, modern amenities, and thoughtful touches throughout. Many rooms include private balconies with views of the pool. Select ground-level suites offer walk-out decks for direct pool access. Each room is equipped with a 65-inch Smart TV, mini fridge, Keurig coffee maker, luxury bathrobes, hairdryer, high-speed internet, and an in-room safe. In-room dining is available daily. Pet-friendly accommodations are available by request.
The hotelâs Jimmy Buffett Suite is the largest and most luxurious option. The suite includes a king bed, freestanding whirlpool tub, dining area, kitchenette, and multiple patios with direct access to the pool deck.
For events and gatherings, Margaritaville Hotel Kansas City offers more than 14,000 square feet of flexible space. The Compass Rose Ballroom can host up to 300 guests and features signature Margaritaville design elements like a floating fish chandelier. The Coral Reef Ballroom seats up to 160 and is ideal for receptions and mid-size gatherings. A junior ballroom can be divided into four smaller spaces, each with its own private patio access – perfect for breakout sessions, intimate events, or corporate retreats.
